Cyprus permanent residence by investment is an immigration route for third-country nationals who meet the requirements of Regulation 6(2). This guide follows the current official information of the Cyprus Migration Department. Always verify the rules and documents before applying.
Main Cyprus permanent residence requirements
The minimum qualifying investment is €300,000. The funds must be transferred from abroad in the name of the applicant or the spouse when the spouse is included in the application.
| Route | Requirement |
|---|---|
| New property | First sale house or apartment from a development company, from €300,000 plus VAT |
| Other property | Offices, shops, hotels or similar assets; a combination may be used and resale property may qualify when the conditions are met |
| Cyprus company | €300,000 in share capital of a company with a physical presence in Cyprus and at least five employees |
| Investment fund | €300,000 in units of a Cyprus collective investment organisation: AIF, AIFLNP or RAIF |
Income requirement
The applicant must prove secure annual income of at least €50,000. Add €15,000 for a spouse and €10,000 for each dependent minor child. Income may come from employment outside Cyprus, pension, dividends, interest or rent.
Family members
The permit covers the spouse and children under 18. An unmarried child up to 25 may apply separately if studying at a higher-education institution abroad and financially dependent on the parents. In that case, the parents annual income requirement increases by €10,000 per child.
Practical application roadmap
- Select the investment route and document the source of funds.
- Prepare income, banking and family documents.
- Complete legal due diligence on the property, company or fund.
- Submit the application and required forms under the Migration Department rules.
- Maintain the investment: selling it without an immediate replacement of equal or higher qualifying value may lead to cancellation of the permit.
What investors should check
Permanent residence by investment is not the same as Cyprus citizenship and approval is not automatic. Tax, ownership structure, source of funds and family circumstances should be reviewed with licensed advisers.
